Property Management Information


How our Property Manager supports this HOA:

Administrative Management:

- Supports homeowners and residents by answering questions by email and phone (including 24hr emergency call answering)

- Intakes issues and tracks repair requests for Board approval

- Negotiates subcontracts including collecting multiple bids and recommending trusted and proven contractors

- Sends out emails regarding news and meetings

- Manages neighbor email contact list (any changes, additions, emergency contact info, etc)

-Assists with communicating to all neighbors, including mailing homeowners with no email

-Regularly participates, advises, and supports Board in HOA meetings

- Facilitates compliance with Rules & Regulations (ex. rentals, property enhancements, etc.)

- Ensures compliance with dues; tracks late dues, sends notices, and collects late fees

- Assists the Board with handling violations of Hamlet Rules, including sending warnings

- Maintains complete set of Association records

- Administer master insurance policy claims

- Perform quarterly site walks to proactively identify issues and monitor emerging needs

Financial Management and Budgeting:

- Keeps financial records

- Collects and tracks dues and other accounts receivable and payable activities

- Produces in-depth monthly financial reports

- Creates draft of annual budget and assists Treasurer

- Provides financial and budgeting advice
